Most property services
are reactive by design.

The standard model is simple: something breaks, you call someone, they fix it, you pay. For a vacation rental generating $150,000 a year, that model costs you far more than the repairs themselves — in emergency rates, lost booking nights, guest refunds, and a claims history that follows your property for seven years.

Most homeowners don't realize how much reactive maintenance is costing them until they run the numbers. We built a calculator to make that concrete — but the short answer is: typically 8–15% of annual gross revenue, most of it preventable.

Run the numbers →
💧
Water damage claims
The #1 costliest claim type. AC condensate backup, caulk failure, failing drain lines — all predictable, all on our inspection checklist.
Emergency call rates
After-hours service runs 2–3× standard rates. Most "emergencies" were visible problems weeks earlier — if anyone was looking.
Guest refunds & reviews
A broken AC mid-stay costs you the repair, the refund, and a 1-star review. Three simultaneous financial hits from one predictable failure.
📋
No documentation
When a claim is disputed, undocumented properties lose. Insurers distinguish between maintained properties and those without a paper trail.

26 years finding
hidden problems
before they detonate.

Navy Explosive Ordnance Disposal is built around one discipline: systematic assessment of things that could go catastrophically wrong, before they do. EOD operators are not reactive. They cannot afford to be. They follow a rigorous process, document everything, and proceed with zero tolerance for what they might have missed.

"Initial Success or Total Failure."

Navy EOD motto

That is not a slogan. It is the professional reality of a field where partial success is operationally identical to failure. Jose Molina spent 26 years held to that standard — and carries it into every property he touches.

Hotel-grade systems.
Built from scratch.
In the real world.

Before TRUST, there was Overmoon — a VC-backed vacation rental platform founded by Joe Fraiman with $80 million in equity and debt funding, backed by NFX, Khosla Ventures, and others. The mission was audacious: take the reliability and service standards of a great hotel and apply them to individually-owned vacation homes.

Highgate — one of the most respected names in institutional hospitality — was the operational backbone. Their leadership brought decades of hotel systems thinking into a sector that had never seen it. Jose was the person on the ground making it real: coordinating every physical operation across a growing portfolio of Emerald Coast homes, from the first property to a fleet of 45.

After the Highgate–Overmoon split
When the partnership ended, the remote managers continued filling homes with guests as a booking agency would — but Jose was the only person physically present for every operational reality those bookings created. For three years, he ran full property operations alone: maintenance, emergencies, turnovers, systems, standards. That's not a resume line. That's the entire curriculum.
Alan Brand
COO → President, Hawaii Group · Highgate Homes (2021–2024)
Hospitality executive
A seasoned hospitality executive, Alan led Highgate's vacation rental division — the operational arm tasked with bringing true hotel-level systems to the STR world. His background at Twin Tier Hospitality and The Procaccianti Group gave him the systems depth that most property management has never encountered. Jose worked alongside Alan through the full arc of the Overmoon build, absorbing how institutional-grade operations are actually designed and executed.
Zack Gharib
SVP Operations · Highgate → President, Red Roof (April 2024–present)
Red Roof president
Zack came to Highgate after leading 3,500+ vacation rental units at Vacasa and a 13-year career at Wyndham, where he rose to VP of Franchise Operations for La Quinta. At Highgate he served as Senior Vice President of Operations — one of the most operationally complex roles in the industry. In April 2024 he was named President of Red Roof, overseeing all four brands across nearly 700 properties. His people-first leadership philosophy — applied at scale — was the operating environment Jose worked within during the Overmoon years.
What this means for your property
Alan and Zack were not here to talk theory. They were here to build hotel-grade operating systems in a vacation rental world that had never seen them. Jose was the person translating those systems into physical action — every day, across dozens of properties, with guests already inside. TRUST is what happened when that experience came home to the Emerald Coast.

The EOD discipline
applied to your property.

The same mental framework that catches hidden explosive hazards catches a failing AC drain line, an open-ground GFCI fault, or vegetation breaching the exterior. The discipline transfers exactly.

Twelve months of TRUST reports means twelve documents proving your property was maintained. When a claim occurs, documentation is the difference between paid promptly and disputed for gradual neglect.

I had to rely on TRUST while I was out of town and had a renter in my home. When my AC's exterior drip line became blocked and caused flooding, they responded the same day and provided a quote promptly. They also installed additional equipment to help prevent this issue from happening again and followed up with a visit to ensure everything was functioning properly.
